      Molds have the potential to cause  health  pro-blems. Molds  produce allergens, irritants,  and  under some circumstances, potentially toxic substances. Inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals. Allergic responses include hay fever-type symptoms, such as sneezing, runny nose, red eyes, and skin rash. Allergic reactions to mold are common. They can be immediate or delayed. Molds can also cause asthma attacks in people with asthma who are allergic to mold.     Recent studies estimate that 50-65% of homes contain some type of mold problem, exposing an estimated 40 million Americans.
    An InspectRite mold inspection will include an exhaustive examination of the property. With the latest in testing equipment, our MICRO certified inspector will sample the indoor air and take swab samples where necessary in accordance with accepted sampling procedures. If deemed necessary, air samples will be taken in wall cavities.
    Based on the findings of an independent testing laboratory, InspectRite will prepare a detailed written report describing the inspection process, methods of sampling, relevant observations, analysis of lab results, interpretation of those results and recommendations for correcting the prevailing conditions.
         We're frequently asked why the homeowner cannot just purchase a test cannister from the local lumberyard and do their own testing.  The laboratory results that we receive or those forthcoming from the analysis of your test cannister are by themselves meaningless and do not represent the condition of your home. Once our laboratory results are received, our mold expert interprets those results in conjunction with the history of the property, homeowner observations and complaints,  complete visual inspection,  weather conditions, the number of samples/location and other relevant factors.           InspectRite Mold Testing Levels
Preliminary Testing
   Preliminary Testing is used when you are not sure that mold is present with no visible  signs of such presence. The homeowner is not willing to take the risk of mold spores being present in the structure. If visible signs of suspected mold are present, bio-tape specimens are taken of the suspected growth. In the event there are no visible signs present, air samples are collected for laboratory analysis. The results of such analysis will reveal the types of mold spores present and the count level of each. If no mold spores are detected by these methods, no further testing is required.

Secondary Testing
    Prior tests have confirmed that excessive mold spores are present in the structure. A series of tests are conducted at strategic  areas to pinpoint the location(s) of the mold growth that is spreading air-borne mold spores.

Complete Mold Testing
  In this series, testing is conducted using air tests, bio-tape slides and/or thermographic  imagining to determine the extent of the mold contamination. When infected areas have been specifically identified, a protocol for remediation is developed and included in the Complete Mold Testing Report for the remediation contractor to follow.

Toxic molds have received increasing attention as the evidence increases as to their interaction with the human body. Mold can be a serious problem. Whether it is found in your home or in the workplace, mold spores can present  a serious problem. Health issues and structural deterioration are the results of neglected mold issues.
If your home has been the subject of flooding, a pipe rupture or water intrusion from a faulty rain gutter and the interior has remained wet for 48 hours, there is a strong probability that mold has developed.                     Mold spores are present everywhere; therefore, when the relative humidity in the area exceeds 50-55%, the surfaces are subject to mold collecting on the surface, reproducing and growing. Many times this growth is growing in the wall cavity, above the ceiling or in the crawl space. In a sustained high humidity the mold produces spores  which travel by air currents or by way of the air conditioning/.heating system through the entire building.
If  mold is concealed, the spores may still be in the breathable air of the structure. Once the level of any mold spore exceeds the level that is currently found outdoors, a health problem is possible.
    Many individuals are allergic to mold spores which can activate Type I allergies and Type II hypersensitivity pneumonitis. Some spores produce mycotoxins and has been characterized by dermatitis, cough, rhinitis, itching and a burning sensation of the mouth, throat, nasal passages and eyes.

In a preliminary limited mold inspection, InspectRite Services, Inc. conducts air tests to determine whether abnormal levels of mold spores exist in the building envelope. These tests indicate the type of mold spores present and the level of each. A 12-20 page report is normally submitted to the property owner with a  detailed description of the scope of the problem and recommendations for remediation of the mold condition.
InspectRite inspectors are trained professionals who follow the protocols prescribed by national certification organizations. Laboratory test results are interpreted by the certified inspector in the report submitted to the property owner.
