Purchasing a new home is a huge undertaking for most people. Any home on the market has two faces - one which you see when you tour the house for the first time and a second when an InspectRite home inspector conducts a comprehensive and thorough home inspection.
You see the features of the prospective home that you like; the large bathroom, the beautiful moldings, etc. We are looking at the structure and the mechanical systems.
Frequently, a purchaser accompanying our inspector will comment, "Why didn't we see that"? Frankly we are looking through a far different perspective. Normally, the purchaser is making a cosmetic inspection while we are looking at the soundness and safety of the structure.
Quite honestly, many realtors do not want an InspectRite inspection because we might find defects that will be expensive to correct or may cause the purchaser to have "second thoughts" about the purchase. However, the purchaser is our client and we are obligated to provide full and complete information regarding the property being inspected. We take this position of trust very seriously and will never represent any dwelling to be anything other than what the inspection reveals.
When your realtor recommends an home inspector, ask why that inspector is the very best one for the job. Is he less expensive, more experienced or does he perform a rapid inspection. Determine why the realtor wants you to use this inspector. Could it be because this inspector never finds any defects and always declares every structure to be in perfect condition resulting in a sale.
You are paying for the inspection, you have every right to have the best and most thorough home inspection available, the realtor who has a vested interest in the sale notwithstanding.

An Annual Followup to an InspectRite Home
Inspection
There is no home inspection that surpasses an InspectRite home inspection. With more than 40 years experience, InspectRite clearly and precisely describes the true condition of the home which you are selling or purchasing. The seller who has purchased a home inspection can easily determine the true value of the home being placed on the market. The purchaser who has retained InspectRite will quickly learn of the defects, hazards, and deterioration in the potential purchase. In fact, InspectRite encourages the purchaser to accompany the inspector during the home inspection, so as to obtain an explanation of those items shown on the report. Questions can be asked at that time with a more detailed explanation than can be included in any report.
An InspectRite home inspection includes a structural examination, foundation inspection and mechanical systems examination. Don't be deceived by 30-minute inspections by someone represented to be a home inspector. InspectRite home inspections normally require 2-3 hours of extensive building examination, depending on the size of the structure. There are even "home inspectors" who travel in compact cars without tools or ladders. One would question how extensive such home inspections are going to be.
The value of any home inspection is dependant upon the extensiveness of the examination. A home inspection which reveals no problems may give immediate comfort, only to find multiple and costly problems over the next ten years. In fact, many realtors will only recommend home inspectors who routinely find no issues or problems with the homes that they inspect.

Foundation problems can often be undetectable to the untrained eye and prove extremely costly to correct. Likewise, water intrusion into a home can present many difficulties, all of which are very costly to correct. Water leaks in a dwelling can also present numerous health problems by the spread and reproduction of mold spores. A certified mold inspection can be conducted at the time of the home inspection at a reduced fee, or can be conducted as a stand-alone inspection.
